Our prices

1.   Price – conditions

The prices apply for a minimum stay of 7 nights per apartment and night, with occupancy of minimum 2-4 persons.

For every additional person we charge 10 €/night.

The prices include: Bed linen, hand and bath towels, fully equipped kitchen, TV and radio, electricity and heating, bread delivery service, WLAN, the final cleaning and any fees and taxes, with the exception of local tax.

On request, you can use our bread service and washing machine for a small fee.

The amount of local tax is calculated based on the municipal regulation at the time of the stay (2020: Euro 1,75 per day and person above 14 years of age). The Mobil Card and shuttle bus to the Alpe di Siusi is inclusive.

 2.   Discounts for children:

Kids up to 2 years stay with us free of charge
Kids up to 6 years pay only 50%.
Baby equipment is available free of charge upon request.

3.    Pets

For your four-legged family members we charge 10,00 € per day (food is not included)
Please bring your own basket or blanket for your pet.
Out of respect for our other guests, animals are not allowed in the dining areas

4.    Additional charges and terms of payment

Deposit: We welcome written reservations via e-mail. The reservation will be confirmed once the deposit of 150 € per week has been paid.

The deposit will not be refunded in case of cancellation. We will also apply the below cancellation conditions.

For stays of less than xx days there is a surcharge of € 10,00 per person and night.

The fee for final cleaning is already included in the price.

Payment: Please pay cash on site.
Since December 6^th 2011, according to the Legislative Decree 201/2011, in Italy it is no longer allowed to pay amounts above € 999.99 in cash. The following payment methods are accepted: non-transferable check, bank transfer.

5.    Arrival and departure

Arrival: On arrival day, we expect you starting from 16.00 clock. Of course, you can also arrive earlier, but the apartment will ready for you only at 16.00 clock. In case of a delay, we look forward to receiving a message from you.

Departure: On departure day, please leave your holiday apartment not later than 09.00 clock. Other times are possible upon request.

6.   Cancellation

Cancellation conditions according to Art. 1382 Civil Code

According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code):

You may cancel your reservation until 60 days prior to arrival without any cancellation fee. We will retain only the deposit. In case of a cancellation between 4 weeks before arrival and the booked day of arrival,  following cancellation fees apply

cancellation until 28 days before arrival:  50  % of the full price
cancellation less than 28 days before arrival: 80% of the full price.

In case of “no show” or early departure, the guest is required to fully pay for the entire booking period.

Please inform us in advance if you are unable to take your holiday.

7.    Cancellation insurance

We are looking forward to your visit! Until 3 months before arrival you may cancel your booking free of charge. From 3 months until 4 weeks before arrival, we will charge 3 days of the total price of your stay. In case of a cancellation within the last 4 weeks before arrival, we will charge a cancellation fee of 70% of the total price. 8.   Exclusion of liability

We strive to provide accurate and complete information on this website. However, we assume no liability or guarantee for the topicality, correctness and completeness of the information provided. We reserve the right to make changes without notice or to amend the information. Only the specific service offer or the booking confirmation is binding. For external links we can – despite careful control – assume no liability. For the content of linked pages exclusively their operators are responsible.

9.   Data Protection

For the purposes of the GDPR, we inform you that your data will be used and saved exclusively for processing your application and will not be disclosed or distributed to third parties.
